Louisiana mobile home rights cheat sheet

Louisiana has no dedicated park act — general Civil Code lease law, the 5-day notice to vacate, deposit-return rules, and home immobilization to real property.

Published June 3, 2026

A quick reference to how Louisiana law generally treats mobile home lot tenancies. Louisiana has no dedicated mobile home park act. Lot tenancies are governed by the general lease law of the Civil Code, the eviction procedure of the Code of Civil Procedure, the home-title/immobilization law (R.S. 9:1149), and the Manufactured Housing Commission's licensing (R.S. 51:911). This is general information, not legal advice, and the authors are not lawyers — for a specific situation, consider consulting a licensed attorney in Louisiana. Each line cites the controlling authority; read it at the official source linked in Sources below.

How to use this

This sheet summarizes; it does not replace the statute or legal advice. Because Louisiana has no dedicated park act, the written lease, the Civil Code lease rules, and the home's title/immobilization status are the first things to check. Other authorities — the Manufactured Housing Commission, the Public Service Commission, federal law, and local parish ordinances — can also apply.
